Excellent potential

Michelle, your basement has excellent potential.

Height, access and floor area all point the right way. A legal suite is realistic here.

Rental income potential

$2,200 to $2,800

a month, Durham Region figures

Estimated investment

$80,000 to $125,000

legal one-bedroom suite

Home value added

$60,000 to $92,000

on resale in this market

What we would do next

Michelle, this looks like a strong candidate for a legal rental suite. The next step is confirming ceiling height to the millimetre and the egress positions, so you get a real fixed price instead of a range.

The first question is right below.

Question 1 of 617%

What do I want my basement to do?

Pick the one that matters most right now.

How tall is my ceiling?

Floor to the lowest beam or duct. This decides more than anything else.

Do I have a separate entrance?

Most legal suites need one. An existing side door counts.

How big is my basement?

A rough figure is fine.

When do I want to start?

Being realistic here changes what we recommend.

What the report tells you

Three things you will know in two minutes.

01

Whether a legal suite is realistic

Ceiling height and entrance access decide it. The report tells you honestly which side of the line you are on, including when the answer is no.

02

What it would rent for

Current Durham Region and GTA figures for a suite the size of yours, not a national average or a number from three years ago.

03

A range you can plan around

Based on your project type, floor area and the condition you described. Not a template figure, and not a guess dressed up as a quote.

Why we ask what we ask

Two questions decide almost everything.

Two questions in this report carry more weight than the rest combined: ceiling height and entrance access. They decide whether a legal suite is even possible, and they are the two things a twenty-minute free quote almost never checks properly.

Ontario requires 1.95 metres of finished height for a legal second unit. That is roughly six foot four and three quarters. Here is the part most homeowners never hear: a finished rec room needs 2,100 millimetres over 75 per cent of its area, which is a higher bar. So in plenty of GTA homes the legal apartment is achievable where a straightforward rec room is not.

If your answer to either question was not sure, that is fine. It is the honest answer for most people, and confirming both properly is the first thing we do on site.

What happens after

Homeowners who started exactly here.

★★★★★

“BCR built our legal basement apartment exactly to spec. They handled every permit, every inspection, every trade. We are now generating $2,300 a month in rental income.”

★★★★★

“Our basement sat unfinished for 11 years. We kept getting quotes that scared us. The Feasibility Assessment made us feel completely informed before we spent a dollar on construction.”
