The BCR Promise
Most contractors make promises. We make guarantees. In writing. Before we start. Every single project.
Why this exists
Every contractor in the GTA will tell you they do great work. Most of them believe it. But belief isn’t accountability, and accountability is exactly what’s been missing from this industry for decades.
Homeowners get vague quotes. Projects run over. Timelines slip. Finishes don’t match what was agreed. And when things go wrong, there’s no mechanism that protects you. Just excuses.
The BCR Promise is the mechanism. Three written guarantees, on price, on time, and on quality, that put real consequences behind our commitments. If we don’t deliver, it costs us. Not you.
No other GTA basement company offers all three. We checked.
“I’ve known I wanted to build since I was five years old. After 20 years in this industry, the thing that bothered me most wasn’t the bad contractors: it was the absence of any system that protected homeowners from them. So I built one.”
Quacy Barry, Founder & CEO, BCR Basements
Three guarantees. All in writing.
Most contractors give you a quote and then watch the number grow. Change orders, scope additions, “unforeseen issues”, these are the mechanisms that separate what you thought you’d pay from what you actually pay.
BCR doesn’t work that way. We start every project with a Feasibility Assessment: a paid, 90-minute strategy session where we walk your space, review your permit requirements, and understand the full scope of what needs to be built. That session is the foundation of your fixed-price quote.
“The only way we can guarantee a fixed price is if we’ve done the homework first. That’s why we charge for the Assessment. And why the number we give you is real.”
Delays are the single most common complaint in the renovation industry. Contractors start strong, then life gets in the way, another job, a supply issue, a trade who doesn’t show. And the homeowner just waits.
BCR builds a written timeline into every project contract. If we miss it, for any reason, we pay you $1,000 for every week we’re late. Not a credit. Not a discount on your next project. Cash, or deducted from your final payment.
“I’ve never seen another GTA basement company put money on a deadline. There’s a reason for that, most of them don’t plan well enough to commit. We do.”
The final walkthrough is your moment. We don’t shake hands and send an invoice and hope you notice defects later. We walk through every inch of the finished space together, and if there’s anything that doesn’t meet the agreed specification, you don’t pay the final amount until it’s corrected to your complete satisfaction.
And after you do pay, the work is backed by our 7-year warranty on all materials and workmanship. Not a 1-year statutory warranty. Seven years.
“We don’t shake hands on a basement we’d be embarrassed to put our name on. The final walkthrough isn’t a formality. It’s the standard.”
The difference it makes
Most GTA homeowners only discover which kind of contractor they hired after something goes wrong. The BCR Promise removes that risk before the first nail is driven.
The warranty
7 Years
Ontario law requires a 1-year warranty on renovation work. BCR provides seven. That’s not a marketing number: it’s the standard we hold our trades and materials to on every project we build. If something fails within 7 years of completion, we come back and fix it.

Are you looking for a quality, dependable and affordable contractor for home renovations? BCR Design Build Inc. is your answer. I engaged their services in the fall of 2024 to build an “In Laws” suite in the lower level of our home. From the original consultation to project completion inspection, Quacy and his team were incredibly professional throughout. Through the design aspect, we articulated our needs and Quacy provided recommendations and rationale through the whole design phase. Once complete, he prepared a quote and project plan, with deliverable dates, to review and approve. Once approved, the Project began on schedule. The team of professional trades showed up each day as scheduled, and were courteous and considerate to the fact that there were family members living in the upper levels of the house. At the end of each day, the work space was cleaned up and left in a safe state, for the next days work. During the selection of furnishings, we decided on an upgraded countertop. Quacy quickly put in a minor change order for review and approval, and that order was placed. That change was easy, and did not impact the final delivery date. The final inspection was nothing short of incredible. Although we had seen the progress throughout, the reveal was spectacular. Everything was in its’ place (fridge, stove, dishwasher, microwave, washer, dryer) and all the kitchen cabinetry and counters were amazing. Just like the drawings and our mental images. This project was delivered on time, and to the highest quality. Something few accomplish in the contracting business. Congratulations Quacy, and thank you for making our home even more enjoyable. We converted our basement to a legal unit and after filtering several contractors, I narrowed down BCR based on feedback from social media platforms. From the get go, we knew we were dealing with a genuine and honest company. For the initial meeting, he traveled all the way from Toronto to Waterloo and was right on tike, talk about making the best first impression. From there it was just a smooth journey, he walked us through the process and was there until wrap up. Project was done on time, they managed to deal with the home inspector who gave a tough time for no reason. The overall quality of work is outstanding and the best feedback we received was from the most unexpected but reliable source. Our fire alarms recently went off and we had to call fire service to check it out. After clearing the place, the chief told us that we have done a great job with our basement and that he was glad that all fire codes were properly followed. Thanks to Barry and team for a job well done! I highly recommend them!Posted on Google Sean MoloneyTrustindex verifies that the original source of the review is Google. Common questions
Yes. Every guarantee, fixed price, on-time penalty, and defect-free completion is written into your project contract before any work begins. You receive a copy. It’s not a marketing promise. It’s a legal commitment.
Any day beyond the contracted completion date that is caused by BCR: including trades availability, material sourcing, or scheduling. Delays caused by permit authority timelines, homeowner-requested scope changes, or events outside BCR’s control are excluded and documented in the contract.
Your contract includes detailed specifications for all finishes, materials, and workmanship standards. A defect is anything that doesn’t meet those agreed specifications. We walk through the completed space together: if it’s not right, we fix it before you pay. There’s no ambiguity because the standard is written in advance.
The price cannot change due to anything within BCR’s control: material costs, labour, site conditions discovered during build. The only way the price changes is if you request additions or modifications to the agreed scope after signing. Those changes are documented and priced separately, with your approval, before any additional work begins.
Because The BCR Promise only works if the scope is fully understood before we quote. The Assessment is the homework: it’s what makes a fixed price possible. Without it, we’d be guessing, and a guess isn’t a guarantee. The $697 comes off your project invoice in full if you move forward with BCR.
The BCR Promise starts with the Feasibility Assessment. It’s where we earn the right to make these guarantees.
If your Feasibility Assessment doesn’t give you more clarity than any free estimate you’ve received, we’ll refund it. No questions.
