Financing
Real options, real rates, real monthly payment examples, and the maths that shows why a legal suite can pay for itself before the loan is done.
$1,050
Approx. monthly payment on $90K at 7.99% over 10 years
$2,400
Average monthly rental income, Durham 1-bed legal suite
$1,350

4 to 6yr
Typical payback on a legal suite at current rental rates
Most homeowners think about a basement as money going out. If you are building a legal suite, that is the wrong frame.
A $90,000 legal suite financed over ten years costs roughly $1,050 a month. That same suite rents for $2,200 to $2,400 a month in Durham Region. The tenant is not just covering the loan. They are covering it and handing you about $1,350 a month on top.
That is the conversation worth having before you decide whether you can afford it. Below are the actual options, with real 2026 rates.
Home Equity Line of Credit (HELOC)
A HELOC lets you borrow against the equity you have built. Rates are typically prime plus 0.5 to 1.0%, well below a personal or renovation loan. You borrow only what you need, when you need it, and pay interest on the outstanding balance only.
Advantages
• Lowest rate available
• Borrow as needed
• Interest-only option
• No prepayment penalty
Watch for
• Variable, rises with prime
• Needs 20% equity minimum
• Some lenders cap at 65% LTV
Home Equity Loan (Second Mortgage)
A lump sum at a fixed rate secured against your equity. Unlike a HELOC the rate does not move with prime, which is useful if you want certainty on the payment. Slightly higher than a HELOC because of that fixed structure.
Advantages
• Payment never changes
• Good for large lump sums
• Cheaper than unsecured
Watch for
• Prepayment penalties can be steep
• Less flexible than a HELOC
• Needs a solid equity position
Mortgage Refinance
Rolls the renovation into your existing mortgage at renewal. Because it sits at first-mortgage rates you get the lowest possible number, but breaking early triggers penalties that can be substantial and you are adding years to the amortization.
Advantages
• Lowest rate of any option
• One consolidated payment
• Long amortization keeps it low
Watch for
• Break penalties can wipe out the saving
• Adds years to your mortgage
• CMHC insured mortgages have extra rules
Unsecured Renovation Loan
No home equity required, which helps if you are newer to ownership. The trade is a much higher rate and a shorter amortization, which pushes the monthly payment up considerably.
Advantages
• No equity required
• Faster approval
• Fixed payments
Watch for
• Much higher rate than secured
• Higher payments cut the ROI spread
• Shorter terms, less flexibility
Purchase Plus Improvements
If you are buying a home and plan to finish the basement, this rolls the renovation into the mortgage at purchase, before you have built any equity. You need a contractor quote before closing and lenders typically require the work done within 90 to 120 days.
Advantages
• Lowest rate, first mortgage
• No equity needed at purchase
• One loan covers home and reno
Watch for
• Must be arranged before closing, not after
This is the conversation most GTA basement contractors never have. We have it on every legal suite project, because it changes how the decision feels.
Based on the Ontario rent increase guideline of 2.1% a year and 95% occupancy. Cumulative figures are gross. Speak to a financial advisor before making an investment decision.
What is the total cost of borrowing over the full term, not just the rate?
Is there a prepayment penalty, and how is it calculated?
If this is variable, what happens to my payment if prime rises two points?
Are there setup, appraisal or admin fees, and are they financed or paid upfront?
If I am building a legal suite, is the interest deductible against the rental income?
