Home office

A basement office you can actually take a call in

A desk in the corner of a finished basement is not a home office. If you work from home properly, the room needs to solve three specific problems: how you look on video, what people hear behind you, and whether you can sit in it for eight hours without wanting to leave.

What BCR handles

What separates this from a finished room with the right furniture in it.

Most of it is invisible once the drywall is up. That is exactly why it gets skipped, and why it is the difference you feel every day afterwards.

Lighting designed for video

Front-facing, diffused, colour-corrected. Most basement lighting is directly overhead, which is the least flattering angle there is and the reason people look tired on every call.

Acoustic control both directions

Panels so your voice does not echo on the call, and insulation so the household does not come through behind you. Two different problems, two different solutions, both worth doing.

Dedicated circuits

Two monitors, a machine, lighting and everything else on a circuit that is not shared with the laundry. Also hardwired network, because video calls on Wi-Fi through a concrete floor are their own kind of frustrating.

HVAC balanced for one room

Basements run cold and offices with equipment run warm. Getting supply and return right for a room you sit in all day is worth more than any piece of furniture.

Storage built in

Shelving and cabinetry designed around what you actually store, so the room stays a room rather than becoming overflow.

A door that closes

Sounds obvious. It is the thing most people leave out of an open-plan basement and the thing they miss most.

Common questions

Answered honestly, including when the answer is no.

How much does a basement home office cost?

$35,000 to $65,000 for a 200 to 400 sq ft dedicated office with acoustic treatment, proper lighting, dedicated circuits and built-in storage. A simple finished room with a desk in it costs considerably less and does considerably less.

Possibly, and it depends on your employment situation and how the space is used. We are builders, not accountants. Speak to yours before assuming it, because the rules on home office deductions in Canada are specific about exclusive use.

Insulation in the walls and ceiling, a solid-core door with proper seals, and attention to where ducts carry sound between rooms. A shared duct run will carry a conversation from one end of the house to the other regardless of how well the walls are built.

Common request now. Two smaller rooms usually work better than one large shared one, and the cost is not double because the mechanical and electrical work is shared. Worth designing at the start rather than dividing later.

Less than a legal suite, more than a plain finished room. Buyers increasingly look for it. But like a wet bar, build it because you need it now, not as a resale play.
